All excellent questions, so in this long read I'll try to explain my answers to these questions by way of data and maps, including some new analysis I've done. In 2022, 89.1 percent of privately owned building land in the 23 wards of Tokyo was in residential use, as compared to commercial use at 6.4 percent and industrial use at 4.5 percent.

However, if you want to see the Kanamachi locality, you can walk from Kanamachi station to Mizumoto Park, and it takes only 20 minutes. But according to my survey, I found the Keisei Kanamachi line most exciting because there is a chance to see Kanamachi town and its local people.
